About this app
Calculadora Alquiler 2026 is a focused Spain-only rental rule utility for the Ley 12/2023 framework (Ley por el Derecho a la Vivienda) and the BOE 2026 reference index from the Instituto Nacional de Estadistica. It is built for one job: helping landlords, tenants, and small property managers compare real Spanish rent scenarios more clearly, without a spreadsheet and without an account.
Two clear calculators:
- Annual rent update for ongoing contracts: applies the official 2026 reference index when the law requires it, with a transparent breakdown of the previous rent, the index value entered, and the new ceiling.
- New contract in a restricted zone (zona de mercado residencial tensionado): compares your proposed rent to the prior contract reference and to the published index limits under articles 17 and 18 of the LAU as modified by Ley 12/2023.…
